The Wardour, Soho

HBA have refurbished and extended this 10,000sqft boutique mixed-use building in the heart of Soho, targetting BREEAM 'Outstanding'

The front entrance has been refurbished with a contemporary take on the Art Deco detailing of the building with a new, curved shopfront that separates the retail and office entrances.

An unused flat roof at first floor has been repurposed to provide a large rooflight, with inset flush rooflights and na new area of green roof and planting to enhance biodiversity.

 

On the 4th floor a small rear extension utilises a large unused area of flat roof, while providing additional office NIA. The roof of this new extension also then provides a new roof terrace for the 5th floor office too.

The office floors have been fully refurbished with new flexible track lighting and unisex WCs reconfigured to provide 2no. WCs per floor.

The building has been designed to utilise natural ventialtion, reducing operational energy with new openable windows throughout and heating and cooling provided by new low-level wall-mounted fan-coil units

Power and data are provided on the walls to allow the existing timber floors to be retained and fully repaired and refurbished reducing waste and giving the building a unique character.

The ground floor and basement provide a new retail/restaurant unit and new cycle storage and showers have been added in the basement
